London Legacy Development Corporation (LLDC) and leading property developer Ballymore have established a partnership to create outstanding communities in Stratford Waterfront and Bridgewater Triangle knitted into Stratford. These neighbourhoods aim to deliver exemplary design with around 1,250 new homes and a model for sustainable development in London for the future.
Both sites have been granted the ‘Outline Planning’ permission, which means the general principles have been agreed. The projects are now moving into a more detailed design stage, in which the ‘Reserved Matters’ application for the Stratford Waterfront site was submitted in March 2024 . This is a process to agree on the design detail with the Local Planning Authority.
Over the past year, community engagement company make:good have spoken to lots of local residents and stakeholders about the proposals for Stratford Waterfront. The team also shared the findings from this engagement, in addition to the response from the design team and how they have incorporated this feedback into the plans, at the end of 2023.
Stratford Waterfront
Stratford Waterfront residential will deliver around 700 new homes including shared ownership, space for retail and commercial plus new public realm next to the forthcoming East Bank cultural institutions opposite London Aquatics Centre.
Bridgewater Triangle
Bridgewater Triangle will provide around 600 new homes, ground floor spaces for community and learning, shops, cafe and leisure as well as outdoor space for greenery and play. It will also include improvements to the surrounding area reopening of the towpath and enhanced connections to the Greenway.

Community engagement specialists make:good were appointed to work with the community keeping you informed, getting you involved and making sure that your feedback influences the designs.
Some things, such as the provision of homes and heights of buildings, are set in the planning application. Other areas, such as landscape, open space and play have lots of scope for local influence.

The London Legacy Development Corporation are bringing forward these developments with Ballymore to create new homes in a dynamic new heart of east London, creating opportunities for local people.
Howells will be designing Stratford Waterfront. They are a design studio with an approach rooted in the exploration of how places, buildings and things are made and how these can improve the lives of individuals and communities.
LDA Design will be designing the public realm for Stratford Waterfront. They are a consultancy of urban designers, landscape architects and planners with a common purpose to make great places and shape the world for the better.
Ballymore is a leading international property developer who will be working with LLDC on a joint venture to deliver new homes and outstanding communities for Stratford.
Allies and Morrison will be designing the buildings for Bridgewater Triangle. They are an architecture and urbanism practice that seeks to strengthen and improve the places they create for the benefit of the communities who live and work in and around them.
make:good will be leading on engaging the community in these two projects. They are a design studio involving people in shaping neighbourhood change, and championing meaningful participation.
AECOM will be providing engineering, consulting, and project management services for the development of both sites.
